Rural Mountain Home with Wonderful Views of Cefalu With a backdrop of mountains and views that extend for miles over the Madonie National Park this rural home, which is in need of refurbishment, is situated in approximately 1.5 acres of land planted with various fruit trees.
Price: 110,000 euros.
The property is in a spectacular position with beautiful mountain and sea views that extend over the Ionian Sea and the international holiday resort of Cefalu which is approximately fifteen minutes drive away.
With good road access, mains water and electricity, the property really does offer the best of all worlds – rural living but close to Cefalu with its long sandy beach, restaurants, bars and shops and the Madonie National Park, designated as an area of outstanding natural beauty, is literally on your doorstep. Palermo airport is about an hour and a half away.
The accommodation consists of approximately 110 square metres of living accommodation all located at ground level. Although in need of refurbishment, the majority of the property is structurally very sound and, with a little work could be ready for almost immediate occupation. However, there are two further antique structures attached to the property that need a little more work yet, are again structurally solid. All in all, the property currently offers three separate living areas, although this could be transformed to satisfy individual requirements. Outside the property has a large terrace, ideal for outside dining, which overlooks the famous 'Cefalu Rock'.
Because of its close proximity to Cefalu and the Madonie Park, the area is becoming highly desirable and prices are rising fast. There is a total block on new planning permission so; consequently, there are increasingly fewer and fewer opportunities to acquire properties in this unique area thereby adding to the value of existing homes.
Madonie Park and Cefalu
Established in 1989, the Madonie Park plays host to a wide variety of indigenous birds and animals including some 70 species of brightly coloured butterflies. Extending over some 98,000 acres, the park is densely wooded and provides endless scope for walkers, hikers and campers. The neighbouring town of Cefalu started life as a simple fishing village perched between the sea and a steep, craggy limestone promontory. Thanks to a long sandy beach and a coastline considered to be one of the most beautiful on the island, Cefalu is now a thriving holiday destination. However the town has retained its medieval appearance and its glorious Romanesque cathedral still towers over the network of narrow streets lined with buildings featuring elaborate architectural decoration. The fishermen’s quarter, with its old houses clustered along the seafront, is a reminder of days gone by and is still in operation to this day.
